About 200 St. Lawrence County properties are facing foreclosure; delinquents have until Aug. 11 to pay taxes, fees

CANTON – Roughly 200 delinquent taxpayers facing tax sale foreclosure have until Aug. 11 to pay taxes, interest, penalties and fees if they want to redeem their properties.

St. Lawrence County is reminding the public to be mindful of the new deadlines and provisions associated with foreclosed upon properties.

In 2015, the St. Lawrence County Board of Legislators passed a new local law governing the procedures for auction and redemption of tax foreclosed properties.

Those new regulations took effect on Jan. 1, marking this as the first year of operation of the new changes in the local law.

At May 4, 2015, county board meeting, legislators determined that these changes were necessary to provide a clear and concise “policy on acquisition and sale of tax delinquent property.”

Among the more notable modifications was a change to the time period in which a delinquent tax owner may redeem the property by paying the back taxes, plus all appropriate interest, penalties and fees.

The modification to the law provides that prior owners of the tax delinquent property may still redeem their property prior to the auction if done so at least 30 days prior to the scheduled auction for that year.

This year the auction will be held on Sept. 10.

The last eligible day to redeem the property by the prior owner is by the close of business on Aug. 11.

Also, any bidder who owns property in St. Lawrence County and is delinquent in their taxes shall be prohibited from bidding at the auction.

The term delinquent is defined as prior year tax delinquency. For this year’s auction the prior year tax delinquency would be defined as 2015 and older.

In addition to changes in the local law with respect to the period of redemption for prior owners, the County reminds the general public that it reserves the right to deny sale at auction to anyone whom it determines is acting as an agent in law or in fact of the prior owner to circumvent the obligation to pay the assessed taxes, penalties and fees.

According to the Office of the County Attorney, which is responsible for handling the legal aspects of the foreclosure process, earlier this month, the Court granted St. Lawrence County’s petition for foreclosure with respect to more than 200 properties situated around the county.
