MASSENA -- Home sale prices within Massena neighborhoods are for the most part equivalent and there aren’t as many homes for sale as some may believe, according to Mike Ward, assessor for the village and town.
“Massena has a unique situation where people are talking about how there are 700 homes for sale and they’re selling for less and that’s not true,” Ward told the Town Council on Wednesday.
He said as of that day, there were 218 single-family homes for sale in the town and village out of 3,227.
He said there have been 358 “arm’s length” home sales in the last three years, which does not include estates and foreclosures.
He said property values are mostly equitable when compared to others in the same neighborhood, with the exception of a few, mostly outside the town and village.
“The town outside has some small issues, not enough where this board needs to go out and tell me I have to do a revaluation,” Ward said. “The state’s not going to pay anymore, so there’s no reason to do it.”
